What a deck costs
Prices are per square foot, installed, with footings, framing and the permit. Railing and stairs are priced separately because they change a lot from deck to deck.

Decks over 8 feet off the ground, hot tub loads and sloped yards cost more. We give you a written price after the consult.

What holds your deck up
We pull the permit and meet the inspector at footings and framing. The ledger is bolted to the house and flashed so water stays out of the wall.
That connection to the house is where most deck failures start, so it is the part we spend the most time on.
Footing
Concrete poured below the frost line, shown dashed. The inspector checks the holes before we pour.
Post
A 6x6 treated post on a galvanized base that holds the end off the concrete.
Beam
Two or three 2x10s or 2x12s, sized to the span and tied to the post with a galvanized cap.
Joists
2x8 to 2x12 at 12 or 16 inches apart, hung from the ledger in galvanized hangers.
Ledger
Bolted through to the house framing. Inspectors reject a ledger held with nails alone.
Flashing
Tucked behind the siding and bent over the ledger so water runs off the front of the board.
Decking
Wood or composite boards, screwed or clipped, with the gap the manufacturer calls for.
From the first visit to the final inspection
Consult at your house
We measure, look at the wall where the deck will attach and go over materials and budget with you. It takes about an hour.
Drawing and written price
You get a drawing and a price within [number] days. A [deposit]% deposit holds your spot on the schedule.
Permit
We pull it and send the county the drawings it asks for. In Your City that usually takes [2 to 4] weeks.
Build
Footings go in first and get inspected. Then we frame, the inspector comes back, and we put down the decking and build the rails and stairs. Most decks take [number] working days on site.
