Permits, HOA and 811

What we handle before we dig

Most of the wait on a fence happens before the first post goes in. Here is who does what, so you can plan around the date you need it up.

Have these ready

  • Your plat or survey. It is usually in your closing papers.
  • Your HOA's fence rules and approval form, if you have an HOA
  • Where the gates go and how wide the mower or trailer is
  • Fence permit

Most cities want a permit for a new fence, and some want one for a replacement. The permit sets the height limit and which side faces out.

    Owner sets one
    • We pull the permit and put the fee on your invoice at cost.
    • You file the permit and we give you the site drawing and specs it asks for.
  • HOA drawings

We put together the packet most boards ask for: a drawing of the fence on your lot, the material, the height and a photo of the style. Board review usually takes [2 to 4 weeks], so send it early.

  • 811 locate

Call 811 is on us. We don't dig until the lines are marked. Marking takes a few business days after we call it in.

  • Property line

We find the corner pins from your plat or survey and set the fence [4 inches] inside the line. If we can't find a pin, we stop and tell you before any holes go in, and you can have a surveyor mark it.

  • Pool barrier code

Pool fences need a minimum height, limits on the gaps and gates that close and latch on their own. We build to your local code and set the gate hardware so it passes the pool inspection.

Build specs

What goes in the ground

This is the spec sheet we build to. When you compare quotes, ask the other contractor for the same numbers.

A 6 ft line post: 4x4 set [30] inches deep in a 10 inch hole, concrete crowned above grade so water runs off the post.
Spec sheet
Post sizeWood: 4x4 pressure-treated, rated for ground contact. 6x6 at gates. Vinyl: 5x5 with an aluminum insert at gates.
Post spacing8 ft on center for wood. Vinyl and aluminum follow the panel width. 10 ft for chain link.
Post depth[30] in for a 6 ft fence, and below the frost line where your code sets one. Gate posts go [36] in.
ConcreteAbout [1.5] bags per line post and [3] per gate post, over a gravel base. The top is crowned so water runs off.
Rails and fastenersThree rails on 6 ft wood. Hot-dip galvanized or stainless screws and nails.
HardwareHeavy strap or adjustable hinges, a lockable latch on every gate, a drop rod on every double gate.
Gate constructionWood gates get a steel frame or an anti-sag cable kit. Every gate is hung level with a 1/2 in gap at the latch side.
Reviews

From recent installs

They found the back corner pins before digging and walked the line with me. The HOA approved the packet they drew up on the first try.

Dana K.6 ft vinyl privacy, 180 ft

We needed a pool barrier before the final inspection. The gate closes and latches on its own and it passed the same week they finished.

Marcus T.4 ft aluminum pool fence

A storm took out 60 feet of the old fence. They hauled off the broken sections and had the new run up in two days. Removal was its own line on the quote, so I knew what it cost.

Send the rough footage, the material and a sketch or a photo of the yard. We send back a written quote with gates, removal and the permit each priced on a separate line.

  • FootagePace the line. One long step is about 3 feet. Close is good enough for a first quote.
  • SketchA phone photo of a sketch on paper works. Mark the house, the gates and any trees on the line.
  • PlatIf you have your plat or survey, attach it. The quote comes back closer to the final number.
